It is important to remember that real estate trends can change quickly and can vary from city to city or even neighborhood to neighborhood, but these are the market trends and patterns that we have generally observed over the last 90 days as of September 6, 2026. North Carolina has settled into a more balanced statewide housing market after several years of tighter conditions. Inventory has continued to build through the summer, with months of supply generally running in the high-five to low-six month range, a level that gives buyers more choice without collapsing seller pricing power in most communities.
Statewide median sale prices have held relatively steady, typically in the mid-$370,000s to low-$380,000s depending on the data set and the mix of homes that closed in a given month. Year-over-year price movement has been modest, often in a narrow band from roughly flat to an increase of around one to one and a half percent. That is a sharp contrast to the rapid appreciation of earlier cycles. Listing prices in many areas have been a bit softer than closed sale prices, and a larger share of active listings have carried price reductions as sellers adjust to buyers who now have more homes to compare.
Homes are taking longer to sell than they did a year ago. Median days on market statewide moved from the low-to-mid 50s in late spring into the low-to-mid 60s by late summer, with August readings around 66 days.
