Over the past 90 days, the North Carolina housing market has settled into a more balanced pattern after several years of tighter conditions. Statewide inventory has generally held in the range of about 5.8 to 6.0 months of supply, which is the level most often associated with a balanced market rather than a strong seller’s market. Active listings have remained higher than they were a year earlier, even as the exact listing count has moved up and down from month to month. That extra supply has given buyers more homes to compare and has reduced the urgency that defined earlier cycles.
Closed sales slowed during the heart of summer. After a stronger June, statewide closings dropped sharply in July and remained softer in August, with year-over-year sales down by roughly 13 percent in those later summer reports. That slower pace is consistent with a market where buyers are being more selective, taking more time, and waiting for price or concession adjustments rather than competing in multiple-offer situations as often as they once did.
Prices have been largely stable, with only modest movement depending on the data set and the month. Statewide median sale prices ran from about $382,500 in June to roughly $375,000 in July and the low-to-mid $370,000s in August. Year-over-year price change has been flat to slightly negative in several statewide measures, generally within about 1 percent either direction.
