It is important to remember that real estate trends can change quickly and can vary from city to city or even neighborhood to neighborhood, but these are the market trends and patterns that we have generally observed over the last 90 days as of September 30, 2026.

Over the past 90 days, the North Carolina housing market has settled into a more balanced pattern after several years of tighter conditions. Statewide inventory has generally held in the range of about 5.8 to 6.0 months of supply, which is the level most often associated with a balanced market rather than a strong seller’s market. Active listings have remained higher than they were a year earlier, even as the exact listing count has moved up and down from month to month. That extra supply has given buyers more homes to compare and has reduced the urgency that defined earlier cycles.

Closed sales slowed during the heart of summer. After a stronger June, statewide closings dropped sharply in July and remained softer in August, with year-over-year sales down by roughly 13 percent in those later summer reports. That slower pace is consistent with a market where buyers are being more selective, taking more time, and waiting for price or concession adjustments rather than competing in multiple-offer situations as often as they once did.

Prices have been largely stable, with only modest movement depending on the data set and the month. Statewide median sale prices ran from about $382,500 in June to roughly $375,000 in July and the low-to-mid $370,000s in August. Year-over-year price change has been flat to slightly negative in several statewide measures, generally within about 1 percent either direction. Median listing prices have eased as well, slipping from the high $410,000s earlier in the summer toward about $409,000 by late summer. In practical terms, values have not collapsed, but the era of rapid statewide appreciation is not what buyers and sellers have been seeing over these last 90 days.

Homes are taking longer to sell. Median days on market statewide has stretched into the mid-60s, up from the high 50s earlier in the summer and several days longer than the same period last year. Only a small share of homes are selling above list price, while a larger share are selling at or below asking. Price reductions have become a regular part of the process, and sellers are more often meeting the market with credits, repairs, or closing-cost help instead of holding firm on the original number.

Conditions still differ widely across the state. In the Triangle, inventory has continued to build and prices in Raleigh have shown clearer year-over-year softness, with longer marketing times and more room for negotiation. Charlotte-area prices have held up better, with median sale prices still near or a bit above $410,000 in midsummer reports, though homes there are also taking longer to go from list to close. Southeastern markets have seen inventory rise and sales cool, with more modest price points and slightly longer days on market. Western North Carolina and higher-cost mountain and coastal pockets remain more expensive, while Greensboro, Winston-Salem, Fayetteville, and many smaller Piedmont and eastern counties continue to offer lower typical prices than Charlotte, Raleigh, Cary, Wilmington, or Asheville. Across the state, homes priced under about $375,000 have generally stayed tighter than the upper brackets, where months of supply is much higher and listings can sit far longer.

Mortgage rates have remained elevated through this period, commonly in the high-6 percent to mid-7 percent range for a 30-year fixed loan depending on the week and the borrower profile. That rate environment has continued to limit how far many buyers can stretch, which is one reason sales volume has been sensitive even when inventory improved.
